Due to the location of the site there was a suite of environmental monitoring systems in place on and around neighbouring buildings together with scheduled weekly meetings with adjacent building occupiers and public bodies. <\/p>\n<p>The building takes up the full footprint of the site resulting in a bespoke office accommodation solution on St Stephen's Green South and a detailed logistics plan drafted for the site to minimise impact on the adjacent buildings and utilise the limited amount of space on the site.<\/p>\n<p>To construct the double basement a significant temporary works scheme was designed which involves propping neighbouring buildings to the east and west and footpaths\/roads to the north and south. The structures comprise 19 overbridges, 12 underbridges, six river crossings, seven accommodation bridges, one rail crossing of the Waterford to Limerick line and 34 PCC box culverts.<\/p>\n<p>The earthworks were designed as a balanced cut and fill operation, utilising all the suitable material from major cuttings to form the required embankments throughout the project. Sisk in 50% JV partnership fulfilled the role of Principal contractor for the client and scope included design and construction of the following; 10km of excavated track and 34km of floating roads over deep peat, 68 turbine bases in peat depths of 3.3m, extraction\/processing of one million m<sup>3<\/sup> of rock from borrow pits and on site concrete batching of up to 45,000m<sup>3<\/sup>. <\/p>\n<p>The access roads were completed in low-strength peat layers to 6m depth and turbine foundations required excavation up to 8.5m depth of peat with on-site water treatment using silt traps, lagoons and rock filtration systems.<br \/><\/p>\n<p>The project ground conditions were challenging with the presence of peat layers exhibiting low-strength characteristics. These excavations required a temporary shaft, 2.5 metres diameter, to be excavated from street level requiring a major traffic management system.<\/p>\n<p>Working hours were restricted, mainly occurring during the night, hence, keeping noise and dust to a minimum was essential. Construction of the scheme commenced in August 2006 and was complete in 2010.<\/p>\n<p>The scheme comprises 10km of hard tolled dual carriageway and a 2.3km single lane carriageway together with associated interchanges and local road alignments and as well as the immersed tube tunnel under the River Shannon, including 43 other major structures and a 750m causeway across Bunlicky Lake. The concourse is located approximately 5m above the existing track levels. The concourse roof canopy features a spaceframe structure, providing the most visually striking feature of the station. <\/p>\n<p>The spaceframe roof was fully assembled offline and installed during a single track possession using a 500 tonne mobile crane. Four of these bases were constructed within the Bord Na M\u00f3na peat bog areas.<\/p>\n<p>The construction of eight kilometres of new access roads as well as crane hard standings, with associated drainage and culvert construction works to accommodate the delivery and erection of the turbine components.<\/p>\n<p>Further scope of works included the installation of 22km of ducting between the turbines, the installation of the earthing cables and the civil works for the substation.<\/p>\n<p>The initial contract programme was 20 weeks with actual completion achieved 24 weeks. This was on the basis that removal would have to take place 12 months later, either permanently or upon return for re-installation within a new area.<\/p>\n\n\n\n\n<p>The carriage wash plant was designed to sit on pre-cast concrete bases which could be removed and relocated. A new Radiotherapy Centre (in partnership with the University Pittsburgh Medical Centre) is also part of this development.<\/p>\n<p>The building was designed as an in situ concrete frame, which we converted to a combination of precast vertical elements with in situ concrete floor slabs. This includes two linear accelerator bunkers with elements of them in high density concrete.<\/p>\n<p>The project also includes the internal refurbishment works of ICU and staff accommodation in the existing building. Extensive ground works include the installation of secant piling and ring beam retaining structure on the south and part of the west sides of the building and installing CFA foundation piles across the footprint of the building and to support bridge link connections to the existing building.<\/p>\n<p>Challenges \u2013 the site is part of the existing BSH hospital. The hospital remained live during construction. The site location consisted of an existing green area enclosed on three sides by the hospital buildings and on the south by the public car park. An existing water main, storm and foul water lines were diverted prior to commencement of excavation. The bulk dig consisted of reducing the ground level by approximately one metre over an area of 1,300m\u00b2 and the excavation of trenches for the switch rooms and pads for the structural steel columns.<\/p>\n<p>The space vacated by the existing facility was adapted under Phase 2 of the contract to provide much improved parent and family support accommodation. The new building was designed to be constructed on a fast track programme with a steel frame and composite metal deck slab. This is a city centre site with streets on three sides and an office restoration on the remaining side also carried out by Sisk. Access was via a rear ramp to the basement and an internal hoist in the central atrium gave access to each floor. <\/p>\n<p>The shell and core is an RC structure main frame of columns, beams and flat slabs. One central lift and stair with two other ancillary stair cores. The main fa\u00e7ade has punch windows which are a combination of structural glazing and curtain walling. The columns and slab edges are clad with hand fixed stone. The internal atrium is glazed in full height curtain walling and the courtyard has vertical fins for solar shading.<\/p>\n<p>The fit out required installation of raised access floors, SAS tartan ceilings, system glazed and pre-finished partitions. The floor layouts are 80% cellular from first to fifth floor. The sixth floor has multiple meeting rooms with upgraded finishes for client and executive meetings.<\/p>\n<p>The fit out consists of a raised access floor and metal tile ceiling with demountable office walls on floors one to five with a suite of meeting rooms on the sixth floor. The ground floor contains a full kitchen and dining area, central atrium with cantilevered feature stairs, training and lecture rooms. A full M&amp;E installation was part of the fit out contract. There were some structural alterations to fa\u00e7ade columns and reconfiguration of the existing stairwells. <\/p>\n<p>The project also required the strip out of the existing internal fit out and a new high specification fit out of the entire building. Floor plates have been designed for maximum efficiency and flexibility, creating workspace with LEED Gold standard energy efficiency which can adjust seamlessly to changing business needs.<\/p>\n<p>Enabling works included a complex soil retention system due to the proximity to surrounding roads and existing buildings. Complex soil investigative works were undertaken due to the level of contamination on site. The breakwaters are designed for a 1 in 2,000 year storm event.<br \/><\/p>\n<p>Part of the project contained the remains of an old disused Wicklow County Council landfill. Significant project works included landfill remediation involving the removal of approximately 9,000m\u00b3 of existing landfill material and sealing of the landfill cell using a bespoke geo-synthetic lining system and spreading of cell capping material and landscaping and seeding to form part of a public park. The project works also included the supply, installation, test and commissioning of two autoclaves, 53 Microbiological Safety Cabinets and six Fume Cupboards. The project further required the biological validation of both autoclaves and five of the 53 Microbiological Safety Cabinets installed.<\/p>\n<p>The building has achieved BREEAM Excellent rating, with air-tightness levels of 2.5m<sup>3<\/sup>\/hour\/m<sup>2<\/sup> at 50 Pascals. This is the only building in the campus redevelopment programme that will achieve BREEAM Excellent, and it is possible because of the lower containment levels. Other BREEAM features include 125 photovoltaic panels and an air source heat pump. The atrium's striking curvilinear glass roof has also become an iconic landmark in the area.<\/p>\n<p>The structure utilises solar gain and underfloor heating from the large central atrium to provide some heating, and passive chill beams for thermostatically controlled cooling when required. The building was constructed simultaneously with the Luas bridge and railway to the rear.<\/p>\n<p>At almost half a million ft<sup>2<\/sup> (44,000 m<sup>2<\/sup>), The National Convention Centre is the largest single-use building constructed in Dublin in decades and the first major public access building since the foundation of the State. In this case we worked with Notting Hill Housing Trust who were the social housing provider. <\/p>\n<p>The retail space was designed to achieve a <strong>BREEAM Very Good<\/strong> rating.<\/p>\n<h5>Phase Two <\/h5>\n<p>Following the successful completion of the Phase One works, we were able to work collaboratively with the ECf and their professional team to negotiate the Phase Two works.<\/p>\n<p>The works further aid the regeneration of Canning Town with the provision of 165 new homes; a new market square with stalls and purpose built storage space for traders; new shops and cafes around the southern and eastern edges of the market square; improved access to the A13 underpass; new landscaped open spaces and a new library and community hub.<\/p>\n<p>As part of phase two Thomas North Terrace has been demolished. The build added eight new apartments and four new penthouses, with the 6th floor penthouse offering panoramic views of London.<\/p>\n<p>The building is dressed in a bespoke brass rainscreen cladding system, which not only makes it stand out visually, but was installed in its raw milled finish so natural patination occurred, removing the need to artificially finish the panels. <\/p>\n<p>The internal fit out comprises state of the art finishes, which combines with the further use of brass and glass to provide external terraces and projecting \u2018pod\u2019 structures from the various faced lines adding extra external space. The warehouse extension was built in two phases. Two single-storey link buildings link the PM3 building and the extended warehouse to existing buildings in the plant. The project included alterations and expansion of the permanent car park to increase the capacity by 111 spaces. Minor modifications of the exterior of the PM2 building and the existing warehouse were required to facilitate the new buildings.<\/p>\n<p>The PM3 project resulted in increased capacity for the sterile fill\/finish of existing products. The active biopharmaceutical ingredients for the products come from Amgen\u2019s biotechnology manufacturing plants overseas. In addition, there is capacity for vial filling and packaging sterile liquid products. Our vast experience in laboratory and office construction supported critical decision making resulting in an efficient process overall.<\/p>\n<p>The works commenced in August 2008 and were carried out on a phased basis with the new cafeteria handed over to the client on St Patrick\u2019s Weekend in March 2009. This facilitated the commencement of the demolition of the old canteen building which was on the footprint of the new offices.<\/p>\n<p>The new QC Lab building consists of a single storey building of approximate size 1,250 m\u00b2 including site development works and refurbishment of existing internal space within the plant. This extension interfaced fully over a full elevation with the existing Lab. The Lab was maintained open at all times during the works. The new Office building consists of a four storey building of 4,500 m\u00b2.<\/p>\n<p>The office building included the \u201cStreet\u201d area which links the new buildings to the older parts of the facility. Other elements of the work included the extension of a carpark, refurbishment of existing office and lab areas within the facility, landscaping and external work<\/p>\n<p>There were 450,000 man hours worked on the project and all of these hours were worked accident-free.<\/p>\n<p>The Office and Cafeteria building were constructed under the LEED New Construction (Version 2.2) programme operated by the US Green Building Council. The 12,000m<sup>2<\/sup> state-of-the-art School provides 52 music studios, a 450 seat rehearsal hall, theatre space, music library, live recording suite, dance studios, staff boardrooms and administrative spaces, flat floor classrooms including digital and audio labs and raked lecture theatres.<\/p>\n<p>The main rehearsal hall, although a simple rectangular box, has great acoustic and performance flexibility. Primarily a student training space it also allows for multiple configurations through hydraulic stage, moveable ceiling and pivoting wall panelling. To achieve the rigorous acoustic performance criteria many of the spaces utilise \u2018box within box\u2019 construction with floating floors and ceilings, splayed walls and services isolated from the primary structure.<\/p>\n<p>The heart of the building is the public concourse connecting the teaching, performance and administrative spaces. Getting the project built right first-time with seamless handover between all stages and stakeholders is critical for all projects, but particularly for this client, representative of the different colleges. It started its life as a concept-garden at the Chelsea Flower Show in 2005 where it won a Silver Gilt Medal for design. Fees were negotiated by the client and added to the contract cost sum. We also procured all the major plant and equipment ensuring every vendor understood and accepted the client\u2019s terms and conditions, specification and delivery schedule. <\/p>\n<p>All the interface areas between one vendor and another as well as the Mechanical &amp; Electronic (M&amp;E) contractors were reviewed and a responsibility matrix agreed before any orders were placed to ensure no additional costs occurred.
