A1 rapid build council homes

George’s Place, Co. Dublin is a development consisting of 12 social housing units delivered under the Rapid Delivery Framework and designed and constructed to a BER A1 rating. The project was administered under a Design and Build Public Works Contract (PW-CF2) by Dún Laoghaire Rathdown County Council.

These homes are designed and built to a very high specification, taking advantage of some of the latest innovations and technology in house building, resulting in ultra-modern, energy efficient and high quality homes.

The project consisted of 12 terrace, end terrace and semi-detached housing units. There were three house types, each consisting of two-bedrooms and with a gross floor area of approximately 925ft2 each. The development is located in the centre of Dún Laoghaire, at George’s Place/ Kelly’s Avenue.

near Zero Energy Buildings (nZEB)

These will become mandatory for all housing stock in the near future. With this in mind the house building arm of John Sisk & Son, Sisk Living has completed a prototype development of 12 highly energy efficient homes for Dún Laoghaire-Rathdown County Council (DLRCC). While these homes exceed the requirements of nZEB, they demonstrate what can be done cost effectively, to a rapid build programme on the most difficult of suburban sites.

Digital tools and innovation

The high-quality specification of the overall design is very important in the long term, in relation to the maintenance and management of the development, but also in the interests of the new residents, the sustainability of the development and the quality of the local environment.

Some of the latest innovations in the house building industry were incorporated into this project, all of which add significant value in terms of achieving a sustainable and efficient home.

Working with our neighbours

As the site is located in very close proximity of existing neighbours and protected structures and has very difficult access arrangements, the management of all stakeholders including traffic and logistics was a key part in the success of this project.

As this was a very tight site, the arrangement and management of site deliveries and waste materials collections was critical. To maximise space on-site, our team utilised a nearby disused council building for the site offices and canteen. Just-in-time deliveries were implemented, ensuring there was no overnight storage of materials on-site.
